TREI purchased this 31,000 SF office property at the end of 2012 for $109/SF.  Through its extensive broker relationships, TREI was able to source this deal off market.  This transaction was challenging, however, because the seller wanted to complete the sale before year end, leaving only two weeks in which to perform due diligence, raise capital, and close escrow.  TREI successfully completed the transaction and then proceeded to renovate the property.  The $30/SF scope included all new landscaping, new entrances, exterior painting, refinished common areas, and ADA upgrades.  TREI sold the property for $218/SF in 2014.
